The Ultimate Learn-It-Yourself Day is coming back for a three-peat. I think someone owns that line, so let's just say our third year in a row. It's all happening on March 24th at the Addison Trail High School Fieldhouse, presented by Perma-Seal Basement Systems and Foundation Repair and Wintrust Community Banks. My show will broadcast live from 6-9 a.m. and the booths and information will start at 8 a.m. and go until 2 p.m. I hope you can join us for some fun. Apparently, I have a beautiful hardwood floor under living room carpeting that has been in place for over 30 years! Once I take up the carpeting, is there something I should do to the floor - since it has been covered for so long?

A: Hi Peggy,

I would have it professionally sanded and finished. It will cost you about $2.00 a square foot and, if the wood is in decent shape, it will look like it did when it was installed 30 years ago.

How often should the wax ring for a toilet be replaced?

Q: Lou,

How often should the wax ring for a toilet be replaced? It seems like we replace ours every 3 or 4 years and we're noticing a leak in the basement when we flush the toilet on the first floor. Is this normal or is there something else we need to do? Thanks for your help.

A: Hi Fran,

When installed correctly it should not need to be replaced at all. We just did a New To Lou Too on a synthetic toilet ring called the Sani Seal, www.sanisealgasket.com. Once you make sure the floor and toilet are in good shape give this a try and I bet it will be the ticket.

Can wood decks be totally stripped and then re-stained?

I absolutely love your show!!! We hired someone who did an inept job staining our deck last year. Actually the last two staining jobs were inept :< Can wood decks be totally stripped and then re-stained? If so, do you have a company that you recommend?

A: Hi Karen,

Yes they can. If this is something you want professionally done then try Deck Tech. They have been in this business for a long time. They can pressure wash the entire deck, make repairs and then apply a semi-transparent deck stain that will last. Thanks for listening!

I am considering switching to a natural gas grill instead of propane . . .

Q: Hello Lou,

I am considering switching to a natural gas grill instead of propane and notice many grills offer an option conversion kit for natural gas. Knowing that propane provides more BTUs per volume I am wondering if I will sacrifice anything with the kit?

A: Charley,

Most grill companies are shying away from conversion kits due to liability. Weber, for instance, does not offer one. But if your grill can accept a kit then the only thing you sacrifice is buying the tanks. We have had a natural gas grill for years and use it all the time and the food is yummy!

Every time I take a bath the tub gets a dark stain . . .

Q: Lou, every time I or my husband takes a bath the tub gets a dark stain. If I rest my head against the back of the tub there is a spot there. If I leave a shampoo bottle or anything in the corner of the tub, a mark is left from that too. Yes, we do have our own well. But we have a softener. Shouldn't the softener salt take out that stain? Is one type of salt better than others? The softener regenerates on demand. The only thing that gets the tub clean is a spray bleach. But then the next time it's bath time....yuck!!! The water spout is also black. I can't seem to get that clean unless I scrub with Zud. The bleach doesn't work on that. Is it time for a tub liner ???? And just forget about trying to keep this tub unstained...

Sounds to me like the water quality has changed in the well. I would get a licensed well contractor to come and test the water and see what the mineral content is. Sometimes this can be solved by lowering the intake for the pump to raw water from deeper inside the well.
